do you have good tips on real estate?

Hi, i'm getting my licence in real estate and I really don't know how is in the real world. Do someone has good tips on that, like how to avoid bad clients? how can you tell that they just want to see houses? I don't know if you can tell me from your experience so that I can avoid. Also if you know how to persuade clients, or a really good line that they always fall for. I don't know anything you want to advice me on will be good.

When you meet a possible client two things can come to mind: Is this a prospect or a suspect? You can't avoid all bad people. Some are slower in making up their minds. You do have to be patient. You can learn more from a bad experience, than having no experience with people at all.
Finding the right mix in your office is important. Go where you feel supported and valued. I am with Windermere and I love it. For a newcomer, an in-house training program is important. Once you get started tell everyone you know, everyone you meet, that you are a real estate agent (and a Realtor if you join the local Realtors). Then tell them again. Then remind them to tell everyone else. Be of service to your community and let people know that you are able to offer this service because you have chosen real estate as a career. Luna, I hope you've selected a well known broker to work with, like Coldwell Banker. The larger the broker, the better the training tends to be, but not always. Selling techinques is something you either instinctively have or can learn. Read and study how to sell. Learning how to read people is important too. Obviously you don't want to waste time, for you time is money. Now, the hard part: almost 80% of the new licensee's will fail in the first year. If you have a full time job now, you should consider keeping it awhile longer, as the market isn't too great right now in most places. And being a new agent, you can't afford to lose a prospect because you were educated on how to deal with them. Good Luck
Unfortunately no one really does know the truth about starting in real estate until you get started. It is a demanding job and you have to be able to talk (sell) people.
