Insulation has fiberglass in it so whatever you do, don't touch it! My husband is a roofer and comes home with fiberglass all in his clothes and all over his body, even in his eyeballs and it makes him itch really badIf you do touch it, take a cold shower to get it to come outBut otherwise insulation is okay, still not suitable for your son's bedroom though As for the soot and smoke, it can have a number of harmful things: hydrocarbons, nitrogen, sulfur, corrosive gases, and can cause moisture which can cause other damages as wellAnd you can break the lease because it is considered unfit livingIf you have a baby in the house and there are things like that going on, break the leaseIf they say you can't, just move out, stop paying them rent, and take them to court to get your deposit backMake sure you take pics of all the damages for evidenceI went through this exact same thing while I was pregnant, but our roof caved in and was leaking in EVERY SINGLE ROOM of our apartment! They said they fixed it 3 times, but it just kept leakingIt took them 3 weeks to put the ceiling back up after it caved in, and they wouldn't give us a new apartment or put us in a hotelI didn't know about the unfit living thing until after we finally got put in another aptafter it started leaking for a 4th timeThe maintenence guy even came in the apt and SPRAY PAINTED the water damage so it didn't look like it had leaked when I was standing 2 ft away from him (I was 8 months pregnant)!!!! Just break your leaseApartment living sucks anyways!
