you also forgot relocating electrical and plumbing if there is any in the wall. that is why you need to get a bid. this is something that could cost as little as $300 for a handy man if it were a straight forward Job or as much as $1500 depending on what all needs to be done
You forgot about replacing the drywall, taping, mudding, and painting. Depending on how big the wall is that will need to be painted, you could be looking at up to $1000 in labor. It depends on what your labor rate is in your area. The changeover can be done in about 5-6 hours, but the finish work takes awhile. Hope this helps.
I would allow 2hrs. to remove drywall, insert side framing studs and a header. I would use a pre-hung door, that way it saves labor. Allow 1 hour to install pre-hung door,align and hang. 1-1/2 hours to install lockset. This sounds like a commercial metal door and frame, if so they will need to drill and tap door/frame for closer. Allow 2 hours to paint frame/door. We usually fit all the hardware on it and install it, then the painter comes and takes it all of,removes door and hinges - paints door and frame, then we re-install the hardware. Allow 1 hour to re-install hardware and set door back on hinges. You have about $550 in labor + $150 profit and you will need to pay for door/paint/hardware and lumber/etc. This is price for a contractor to do it. You will pay less if you hire a carpenter to do this as a side job. Also you may run into wiring,pipes,etc., in the wall when you cut in doorway, that is all extra. Floor will need patched where wall bottom plate was. Basemold re-fitted to re-install up to new door trim.
