I own a mobile home, and I been hearing for at least an hour water pouring out, didn‘t think it was coming from me I still heard it pouring I took a look at my meter and saw it spinning took a look under the trailer to see a open pipe pouring out water luke warm I don‘t know if its the over flow pipe or what please someone help me is this a Major problem doesn‘t seem to be a problem with my water heater it self

It sounds like the Temperature and Pressure valve has popped on your water heater. This is a safety valve that prevents the hot water from boiling, reaching high pressure, and blowing up your water heater. Sometimes the valve goes bad and needs to be replaced. Sometimes it means something was overheating/overpressuring in your water heater, maybe the thermostat didn't cut it off. If you can, find the pipe coming out the side of the water heater near the top, and see if you can pop it back off again, now that the water has cooled, by playing with the toggle thingy on the face of it. If you can't figure out how to get it to pop, then: Turn off the valve to your water heater (on the flex pipe above it if you have one), or if you have to, turn the water off to the whole trailer. A plumber can check out the TP valve and tell if it needs to be replaced, or if the whole heater needs to.
its the pressure relief probably about 7 bucks at home depot shut off the water after filling the pots for cooking breakfast and a 5 gallon bucket to flush the comode ibn the morning and take a picture if you have a digital camera in my house the valve on the side fails when i let sand develope in the bottom of the water heater buy the part it comes off with a cresent or a pipewrench place the new one with some pipe thread tape on and screw in to posiition then attach a hose out side the house from the bottom faucte to the outside then turn the water heater down to vacation maybe now to keep it from burning out the thermastat then drain the water several times from the heater out by turning the water supply on then off mud will come out or sand then shut off the bottom faucet secure then remove the hose and the reason for the failure of theoverflow should be cool then for 6 months plus the new valve will protect it ask at depot and good luck whne i see a water heater by the road i ask to take it to the scrap yard for free i take off the valves and then sell it for 2 bucks but i always have a pressure relief valve on hand that way i've saved my nieghbors many times like that
