I'm assuming that none of the repair work was listed in any sort of written agreement before you moved in? Lesson for the future, always get this kind of stuff in writing, with a finish by date. For now, write a letter to him listing the work that needs to be finished, and ask for a written contract on when the on when the work will be done. Also put in writing what hours he can come in to do the work, and make him stick to it. He should also always give you one day's notice as to when he is coming in to do the work, that is a pretty standard landlord rule. Late rent and a permanent visitor do not negate his responsibilities to provide you with heat and smoke detectors. Those two items alone give you some legal footing. If he wants to raise the rent because of the boyfriend, he will have to draw up a new lease, which gives you an option to force him to fix everything before you sign it, or to move out. You may lose your deposit if you break your lease, but it may well be worth it. Look up the landlord-tenant laws for NY, it should stipulate your rights and what you can do to either break your lease or force the landlord to finish. Good Luck.
It depends, you need a helmet which gives a good view all around you. Also comfort and quietness. I got an AGV longway - a flip up helmet which was quite cheap. Its better to try one on than to buy online.

I got a HJC Daggar, and I like it allot. It was very inexpensive, but quality is decent for the price. Best part it's pink! Hows that boys? Anyway, like they said, get what you can afford, but make sure it is at least DOT certified, or even better SNELL certified. Other than that, its what you want out of the helmet.
GO TRY THEM ON!!!!! Helmet manufacturers use different head forms and one helmet of a specific sizemay not fit like another of the same size. Some are rounder while some are more oval. Others may leave the top of your head swimming in the air while the cheek pads are trying to push your face into a likeness of the Joker and vice versa. As far as comfort goes, you usually get what you pay for. The higher quality helmets protect better but they also have other convenience features like softer linings, easier removal of the liner and face shield. The Scorpion line has one with a pump that fills air bags that mold the helmet to your head. Scorpion has an anti fog coating on its shields that is pretty good, while others have pin locks for anti fog visors. Higher quality helmets also have more control over air flow that allows you control comfort and noise. In the end it comes down to what you want and what fits. I've always had Bell,Simpson or Scorpion helmets so my opinion is limited to those makes. Everyone else will be just as limited as they probably stick to a limited range of brands.
