I have repainted and recarpeted the entire house, and a new high-end furnace/central air comboThese are the remaining problems:1 - hideously 70s non-working 2nd bathroom2 - unattractive and unsafe 70s kitchen (complete with holes in the wall)3 - weed and dead-shrub infested yard4 - 70s aluminum siding (the wide stuff) that is misaligned and pink5 - cracked foundation6 - unsafe balcony on roof with no railingI've read some things that say that it's best not to remodel before selling because you won't get your money backbut I find it hard to believe that this would be true in all casesFor example, most of the things on this list would make me say, 'no way!' if I walked into my house, even if I had every intention of remodelingIf the house looks unsafe, or sloppy, then it makes you wonder what other problems are lurking that may not be as visibleThat's only for the potential buyers who could get past the low 'curb appeal' of my houseThanks for any input!
Put a house like that on the market and be prepared to lower the price dramaticallyNo one wants to buy a house with a cracked basement an unsafe kitchen with holes in the wall and a nonworking bathroomPeople can look past dated bathrooms or kitchens if the house is sound although they would lower their price.In that case remodeling might be more than the lowered priceAn unsound house and you'd have to practically give it away You are right buyers that see the problems you have will think what else is wrongYou can't hide them eitherDoing so might void the deal and a house inspection is sure to turn them upMy advice is to make the bathroom a working bathroom and pretty it up with towels and a nice shower curtainFix the kitchen so it's safe and patch the wallDefinitely fix the cracked foundationLock the balcony doors when you are showing the house so buyers get the idea that you know it's unsafe because it needs a railing or put up a railing If the roof surface is rough you can buy snap together wooden slatted squares for the floor at a reasonable priceClear out the dead stuff in the yard and leave itYou can paint aluminum siding if you are so inclined but it is not necessary if the inside is up to codeLastly never under estimate the power of paintAll the rooms should have soft neutral colors.
