Broken boiler- landlords didn't have it serviced. Now we have no heating/hot water.What are our rights?

We have lived at our current address for almost three years and the landlords havn't had our boiler serviced once. They ignore phonecalls or just fob us off with excuses when we talk to them. Now our boiler has completely packed in and leaked all over the kitchen. We have no heating or hot water. We also have our 8 month old daughter in the house. They will not answer their phone or respond to our messages. They have been terrible with maintenance in the past and are probably not going to do anything else to the house because they are selling it. What are our rights? I know that it must be illegal to not service the boiler and leave us with no heating???

You are right it is illegal not to service the boiler and they can be prosecuted for it. This situation is a grave concern. The best people to contact are not the CAB like some on here will advise but the Housing Officer based in Environmental Health at your local Council - every Council has a statutory duty to have one. Give them a call - they will come out to see you and have the powers to make the Landlord sort this out, and even prosecute him. You dont deserve this especialluy with a baby. Give Enviromental Health a ring first thing, they are the ones with the powers here. In my experience though bad Landlords like this often issue you with 2 months notice to quit in retaliation, so if I were you I'd have a contingency plan in place just in case.
