Question:

Do you really need a drivers license to sell real estate?

My nephew really wants to be a real estate agent but he has epilepsy so he can't drive. But does a real estate agent really need to drive anymore in today's hi tech world of gadgetry? I was thinking that he could sell properties online and since he's fluent in Spanish he should focus on buyers from Spain/Latin America. What do you think os this possible?

Answer:

You really still need to drive: to get to settlements, to show properties, to be there when the inspections are done, etc. I guess, he could get the buyer to drive him, but if he wants to list houses, he needs to inspect the comps. Bottom line, you really need a car.
I suppose that it is possible, but if the prospective buyers wanted to view the property, how would he manage. Also he would be totally reliant on the vendor's opinion of the property as he would be unable to inspect it for himself.
Agents need to drive around. Few people buy property sight unseen, they want to look around. The agent has to arrange the inspections, get the inspectors in the property, the appraisers too, run around to title companies, etc. Additionally he has to get to the office where his license is hanging. Getting a broker to take him if he is unable to do ALL of the work involved will be hard, there are too many agents out there that can.
No, a real estate agent does not need to have a driver's license or need to drive. BUT if they have clients who don't have vehicles or have disabilities themselves, then they would like/expect their agent to drive them around to view homes. I have never ever met an agent that did business solely through the internet without meeting clients, taking them to view homes etc. The only time that's the case is if you have long time investors that you've worked with previously that trust you wholeheartedly to do all the work without seeing the property because they live elsewhere. other than that, there is no way I can fathom when an agent sells properties online and doesn't do anything else.
Though there is no requirements for a real estate agent to have a drivers license, it would be helpful if they were able to drive as to show certain clients properties and other related things necessary to complete a real estate transaction. Where your nephew might excel in the real estate market is through relocation services. This is normally for companies that purchase houses for their executives. There are others that avail themselves to this service also. It involves selling real estate and renting apartments and houses through pictures transmitted via the internet so as the person can get virtual picture of the property they are purchasing. There might be other services offered, however this is becoming a niche in the real estate market. He could hire a competent photographer to take the pictures of properties for sale, download them to one of the many real estate programs. A web site with the pictures of properties for sale as well as print media would be able to advertise his properties for sale. Reliable marketing would keep him supplied with clients as well as constant referrals. I hope this has been of some benefit to you, good luck. FIGHT ON
