How do you maintain proper psi on a hot water boiler system?

My boiler is building up pressure from 29 to 30 psi. I have drained water out of the air tank to bring the pressure back to 12 psi. The pressure continues to go back to a high number. Is my air tank shot and how do I fix my problem?

Answer:

the water inlet that supplies the boiler, probably a 1/2 line. Look for the pressure reducing valve. It should look like a bell, has a screw on top, turn the screw and check the boiler pressure. If it started acting up on its own and was never adjusted by anyone, it could be bad. That valve controls the ammount of pressure in the boiler.
First your boiler is a GAIA 424/8 S or RS don't know the model off hand but most combes are very much alike. Don't know were you got Knightsbridge from. Your problem sounds like a diverter valve diaphragm at fault. With the central heating turned off, look at the valve unit (large brass block 3 large pipes and two small ) on one end is usually mounted a switch block (black in colour) that is actuated by a pin that is pushed out from the valve when the hot water tap is turned on, is this working if not then its the diaphragm. Using a small screwdriver gently operate the micro switch does the boiler fire up now. If yes then the electronics are OK.
check to make sure your breather on the top of your expansion tank is open a 1/4 turn. if it is, may be the tank
