Question:

Is there a law to say that a landlord has to check a boiler?

I have lived in my house for 1 1/2 years and have not had my boiler checked. I was recently told by a colleague that it should be checked once a year and it is the landlords responsibility. Is this true? My landlord is threatening to charge me for the check if I want one. Thanks

Answer:

It legally has to be certified once a year to make sure it isn't leaking or anything like that, otherwise I believe the property is classified as not fit for use which might mean you can withhold rent or have to be put up somewhere else (like a hotel) depending on your contract, although if it doesn't say anything like that then you just have to live their untill it is done, but in answer to your question yes it must be checked once a year by a CORGI registered gas engineer
If there is such a law, it would be a local one. Ask at city or town hall.
There is probably no ordinance stating that it must be serviced annually, just that it need to be in good working condition. If it's working fine, then you shouldn't have any issues. If it isn't, then that is your complaint.
No, that is not true unless there's an ordinance which requires it in your county or city. I suggest you call them and ask.
You have asked your question on Yahoo USA so I am not sure if you are in the UK or not - but in the UK there is a law that says that landlords must have the boiler checked by a qualified Gas Safe engineer every year and provide the Gas Safe certificate to the tenant as proof that the property they are staying is gas safe. So if your landlord is asking you to pay for this gas check, you should dig your heels in and demand that he pays for it because that's the law. Chances are he will increase your rent after he has had the engineer charge him for the certificate becuase he was forced to pay for the gas inspection.
