Answer:

Sometimes a vanity basin tap can begin leaking from under its protective cover and run back down and under the vanity - particularly if people having been turning it off too hard. It isn't too difficult to disassemble one and check for leaks. Also check that there isn't a leak from the sink trap - the S bend.
If you want something that your tenants cannot disconnect, you would have to be far more creative than just buying expensive, hard wired units. I had hard wired smoke detectors in a rental that were triggered every time I made a piece of toast. I just put a plastic doggie bag over each of them, perfect size. Dog was puzzled but problem solved for ever. Get the cheapest ones out there and position them intelligently so that your tenants are not provoked into disabling them. Replace the batteries yearly.
what but there is no detector that can't disconnected or destroyedI would just get the cheapest and let the tenant know they are responsible for the cost of repair/replacement for the life of the detector
In what aspect was this a nearly career-ending injury? He punched a fire extinguisher and busted up his hand a little bit. It only kept him out for Game 3 and he actually did pretty well in Game 4. EDIT: Okay, but he didn't almost end his career by punching the fire extinguisher the way he did. Whether or not he hit the nerve would be almost pure luck.
Install cheap but branded detectors. Get the tenant to sign and date their installation. That's all you can do and all you are required to do. There is no such item as a vandal proof smoke/CO detector.
