I have my real estate license in Texas but have never done any deals so I am very new to this. I want to sell my own house and wanted to make sure that I can list my own home for sale.

You don't need a license to sell your house. Because you have a license, there are a number of considerations. Having a license makes you a professional (it doesn't matter if you are new or not). Because of this, it is expected that you could take advantage of an unsuspecting buyer. You should ALWAYS write The owner is a licensed real estate agent in the state of Texas. Put this information in paragraph 11 of the promulgated 1-4 Family Residential contract. This way, the buyer can not claim you did not inform them and therefore have a claim that you took advantage of them. If you are currently sponsered by a broker, you should talk to the broker about what commission discounts he/she might give you since you are selling your own house. This might help you price the property a little lower and help you get a faster sale. Since you are new, I would suggest getting an experienced agent to help you evaluate any offers you get. If you are not currently sponsored by a broker, then you should still put the statement I gave you into paragraph 11. Because you aren't sponsored, you can still sell your house as an owner. You don't need a license to sell your own property. You don't even need a license to list it on the MLS. Just find a real estate agent and pay him to do a MLS listing only. For example, in my market area, I charge $400 just to list your home on the MLS and you handle all the negotiations, calls and pay the buyer agent's commission. Regards
You can list your own home for sale. The tricky part is if you are planning on taking a commission off your own sale. Technically, you would be paying yourself, and if you took the commission you would be subject to pay taxes on the amount of commission you charged. So, just sale the home and negotiate the other person's commission, or offer the buyer a cash incentive at close if they don't use an agent to help them purchase a home. Good Luck.
As long as you are sure that if you met a complete stranger who had just gotten their license and had not had a single transaction that you would hire them, then by all means hire yourself. I don't mean to sound mean I'm serious!! Why would you represent yourself alone in such a complicated, litigious, costly area as real estate? You surely do know that obtaining your license didn't teach you how to actually do the JOB. Go to the office of your choice tell the Broker your plans and ask them how can I save the most money on selling my own home and do myself the least damage? They will think you are a genious for even having the good sense to ask. Then they will get someone to help you and give you a nice % discount.
