I think the hissing is your power brake booster. It is behind the brake master cylinder. If the sound seems to be coming from here it is likely your problem.
The brake booster diaphragm may have a leak if it's hissing. The bakes are all likely to be frozen from sitting and rusting up. See a mechanic and that way we are not guessing and you get an accurate quote.
