Question:

Can a real estate agent legally refuse to show me a property because I am an investor?

Why would they care about who buys the property?....Is there any way to get around such individuals?...I am just starting my Real Estate Investing career.

Answer:

dear poster; you must have been asleep for the last 2-3 yrs--no offense intended. just HIRE a buyer's agent!! ta da!! never use a seller's agent. and if you are not pre-qualified to buy from a lender, no buyer's agent will take his time UNLESS you pay him/her a retainer to do so. Closing is what it is all about in real estate. Many investors just want to look. Per 100 houses the average agent shows an investor, he helps the investor buy one; bad ratio. i can guide you here, at my expense you are not saying if you have cash, what geography, what price range, or anything else.......is of interest to u
There could be different reasons for this. One, it could be a house that requires bidders/offerers to be owner occupants, which is not your situation. Two, they do not take you seriously. Three, you seem like a bottom feeder. There are some investors I will work with, and others I will not. One investor called me and wanted to write stupid offers on properties to see if he could get houses for a rock bottom price. I am sure you understand he said. That type of investor is waste of time, I could write 50 offers and get none of them together. The way you can get around it is find one agent to represent you that you are on the same page with. Once you start working together, they will most likely be willing to jump through hoops to get your deals done.
If it's a foreclosed, bank own property that's just come on the market then most of the time investors can't make an offer. If it's FNMA or Freddie Mac investors have to wait 15 days and with HUD it's 30. If that's the case the agent should have explained that to you. There are other reasons too. Maybe you aren't qualified or haven't been prequalified. Realtors don't want to waste their time. realtor.sailor.
It is not mandatory to take help of a real estate agent to sell off a property. You should first prepare the property for sale and make it look great. Then you decide on the price of the property effectively. Though you don’t take help of an agent, it will be better to take the help of a real estate attorney. With the help of an attorney, you should take steps to market the home so that you can sell it off soon. Once you get a buyer, you will have to start negotiating for an offer. You will have to take part in home inspections and buyer appraisals. Once all these steps are completed, the deal will go for closing.
