I rented out a property that has caught on fire. Can I sue my tenants renters insurance company for damaging my home?

I own a shop, and what I think is this; It may be a steal, and it should have many more miles left in it. The one thing I would be concerned about would be; The timing belt in the engine. If it has a chain, then you may still need to change it. 98,000 miles is not many miles on today's engines, and this is due in part to overdrive transmissions, and roller cams. Another thing I would look at is; any part that has rubber such as the hoses, brakes, vacuum lines, and seals around the doors windows, as these can be bad just due to weather having an effect on them. Looks can be deceiving on any vehicle. Looks is what sells cars, but if you give the car a good going over, it should last a long time. Have the cooling system flushed, and new coolant put in. Also; You may want to consider changing the transmission fluid filter. Glad to help out, Good Luck!!!
