We are trying to find house plans for a new home and we want a daylght or walkout basement. We've been told that it would cost about $80.00 per sq ft. We are looking at plans that would have about 2,000 sq ft basement. That would be $160,000.00 just for the basement. Is this reasonable?

Answer:

That's a loaded question because a lot of it is dependent on the typse of materials you are going to build with (brick, stone, siding, etc.). Then there is the types of materials for the inside. Are you giong to do tile, hardwoods, carpet...types of bathroom and kitchen fixtures...double paned windows...you just can't give an estimate like that.
Cost To Build A Basement
Construction cost is the exact amount a qualified company is willing to contract for to do the work. Unless you have the option of doing the work yourself, the only way to know for sure what something should cost is to ask few contractors in your area. My guess is that an unfinished walkout basement of about 2000 square feet built into an easy access non-rock sloped site, with properly waterproofed and drained concrete or block walls and concrete floor with open wood frame wall with doors and windows on the on grade side would cost about $80. a square foot in the Central Texas area. Finishing the basement out would push the cost well over a $100. a square foot depending on the type of spaces and the finishes. Get other bids.

NO!!!! That is not reasonable. Prices are different in geographical area's and the type of basement will affect the cost as well. No matter where you live you will require a survey company. They will take your plot plan and draw your house on in complying with your municipal set back ordinances. This is required for your permit as well. approx. $1200 After permit, they will stake out property for a excavator to dig the basement to bottom of footing height and/or 4ft below frost. In your case of a walk out basement, they walk out area (basement floor height and ground level are the same) will be 4 ft below grade. Your excavator should also trench and install sewer and water lines from street to basement. Their contract should include back fill. approx $2500 A cement contractor will install footings, and foundation. Here's where you need to pay attention to price and what you are receiving. They should include the water proofing in their installation price. There price is also reflected on size of home as well as wall height, and number of corners and footing steps. Materials should be supplied by them. For a 2,000 feet Sq. and 8ft concrete wall, cost should be no more than $30,000. This is thumb calculations. Even at 40,000 is still only 20/ft far away from 80 That's your basement. Your excavator will return to back fill and your ready to install the house
