Question:

Would it be cost effective for me to have to have a house factory-built as a modular if it's going to be tiny?

I've designed a very small, very narrow house to be built on a lot where my great-great-grandparents house once stoodThe footprint would be approximately 15'x 60' including a front porch 6' deepAll utilities are in place, and the lot's cleared and levelA truck could get in quite easily with a modular of that size because it's on a corner with nothing else around it at this timeBut I'm wondering if it's worth it to go that route with a home of such small square footageWould a site-built home likely cost me the same or less than a modular?

Joe Fridays Girl, I was doing this very ex cerise not long agoIn my case I was a slightly larger scale than you, but this is what I foundWith the lot cleared: I would still need to have footings and due to the snow and ice we get here I had to go down a fair amountDidn't matter if Lot erected or modularWith modular the three sections had to be trucked to the location, a crane to lift and place, I still needed carpenters, painters and plumbers etcOn top of the site costs I had the deposit and amounts for the cityWhen I had all the cost and incidentals at hand, I allowed myself a further $5,000.00 on bothIt worked out that I was saving in the order of $8,000.00 on going with the modular, but I could not make any changes, without it costing me an arm and a legGoing the other way, I had all the costs, I knew what I could change and where I could make changes, I did not have the headache of joints like the transported modulareven though it was $8,000.00 more than the modular, I had piece of mind and what I wantedThe builder was able to show me the finished product where I could feel and touch and seeWith the modular it was in a factory production line set up, and I was really selecting from a catalogYour choiceChris
