Question:

By boiler overflow pipe is spurting and leaking?

We just had our expansion tank replaced, then the plumber thought it was the temp and he turned it down so now we have cold showers and a wet basement to boot! The pressure keeps going up, and we get a spurt which almost always blows the hose off (we have attached a garden hose to keep the water from getting all over the floor).. and the rest of the time it's a slow trickle. We have had the plumber out a bunch of times, but the problem starts right back up again. He did bleed the expansion tank which helped for a day or two, if that.... the pressure relief valve was replaced not that long ago. It always builds up to above 30psi.. can anybody help me?

Answer:

have him remove the psi on the boiler and check the pressure in the diagram style tank should be around 12 (for 1-2 story house,) or if it's just a conventional tank (no diagram)make sure it gets all drained and that all connections on the top is leak tight plus the weird little screw on the drain valve. also if the boilers relief valve is still leaking when the psi is below 30 put a new one in (this might even be the only problem ) when ever i change a tank i always replace the relief 1 more thing when they changed the tank it was the same size or bigger right don't forget to turn the temp back up on the boiler
Your boiler is going over temperature. That probably means that the high limit switch is faulty or needs to be turned down. Obviously your plumber aint to shiney and you need to call someone who knows what he is doing. Not someone who just likes to come in and start replacing expen$ive parts that dont need to be replaced because of a simple problem like 'the high limit switch switch is bad'.
