Can I become a real estate investor working only on weekends?Here's the deal. I work for the state where I live, and the state government will not tolerate employees operating businesses on state time. I want to become a real estate investor, but I know I can't make or receive real estate related phone calls during business hours (M-F 8:30-5:30) - or I'll be fired for making money on state time.Is it possible to do real estate deals on weekends? Do people close property deals on weekends?I figure I'll hire a real estate agent to take any incoming calls during the week regarding properties for sale, and the agent could call me after 5:30 - do many real estate agents work in the evenings?
Real estate investing is not an easy or certain method for making money. It's hard work, and people who merely dabble in it usually get burned. Anyone who tells you otherwise usually hasn't done it very long, or is trying to sell you something.
Yes, real estate agents work evenings and weekends. You can certainly become an investor during your available hours. Closings can be accomplished after hours as well.
You get paid only what you sell so whatever you are doing- you want to be marketing yourself. If you go walking- where a t shirt that tells you are in real estate. If you own a sailboat maybe your sail could have an ad for you on it. If you are at PTA with your kids you are trying to find oputunity to tell people you are in real estate. My car has a big sign on each side and I try and park where people can see it. That is the car I take to church and out to eat and everything else (even funerals). I put up directional signs every weekend to direct people to my listings and have name riders on every sign. I turn my cell phone off in movies and church and meetings and such. But when I don't answer a call I know that person may place a call to my competitor instead of waiting for me to call back. I check my email constantly and always updating my website. On my Facebook page I also let people know what I do for a living. I know with some jobs people go to work for a certain number of hours each day and the rest of the time is totally seperate. That is not true in real estate. You better like devoting your life to this- if you want to make a good living at this. I even read one collumn on doing some reasearch before you go on vacation and find people in Hawaii or Florida or where ever that own property in your town. They suggested that you take a half day away from your family and go look these people up. I decided I would not do that-but I thought about it!
I had a good friend who was a realtor. He told me to be successful you have to be available pretty much 24/7. People who want to buy hate to wait and the slightest thing can send them to the next property or next real estate agent. Now, you talk about being a real estate investor. If that is really what you mean, then as an investor you put up the money to buy properties, then fix them up or develop them and sell them at a profit. If that is what you are talking about, they you might have a slightly easier time working only weekends provide you have already lined up where you are going to get your start up capital.
