Question:

Help with a real estate interview question?

I am going for a second interview for this real estate job tomorrow. Its is pretty junior sales position and I am pretty sure they are going to ask me 'why i want to get into the real estate business'. I graduated with a marketing degree and obviously i have a passion for marketing so how should i link my passion for marketing and real estate together and produce a good answer for this question? I already thought of one myself but i would love to hear other people's idea!!

Answer:

I am a Realtor and have been since 1978. I have a Marketing degree and see a huge part of my sales job thru thr eyes of that degree. Certainly part of the job is negotiating, and part learning to work with people and lots about the actual structures. But knowing why a home is worth what it is worth and knowing what can be done to attract people to that house and get them to look at it favorably- that is mostly about marketing. And you are always marketing your self as an agent to buyers and sellers. Of course a lot of people used to think that advertising and marketing are words that mean the exact same thing and I feel certain you know they don't. It would include the staging and pricing of the home along with a huge number of details. So when you talk about marketing I would be a little more detailed so that the person listening to you understands what you actually mean. You also will be learning how to price, how to stage, how to negotiate and much more from this same person- so don't try and come across as someone that already knows it all- just someone that is excited and wants to learn.
while my peers are correct, I have a puzzling query for you. ONE of my peers is a sales trainer. ONLY in the field of real estate, is this a problem--not to reduce the trainer's skills/value in any way, AS of about 12 yrs ago, in the US, the world of real estate added a CRITICAL component to AGENCY. IN selling cars, boats, TVs and a myriad of other things, the store hires a store sales person. That is logical. NOT so in real estate!!! in REAL ESTATE--we have 3 types of agency and I think in 5 yrs, there will be only 2; today, we have listing --seller agency, we have buyer's agency [which my firm does] and we have DUAL AGENCY. IN no other biz does this exist and the difference gives real estate brokers, sellers an agents headaches....... I presume you have your license. YOU took classes on this already. YOU cannot, as you re-call, represent AS A FIDUCIARY, both the seller and the buyer in a transaction. YOU cannot NEGOTIATE for the buyer if you are a dual agent. YOU can submit offers to the seller-or seller's agent but you may not negotiate on price for a buyer if you are the one who took the listing. IT IS being debated nationwide, if a dual agent can reasonably represent the buyer. He may submit offers to the seller and that is it. CAN an agent, who knows the inside data on a listing, give that data to the buyer? NO. IF a sales person INSTEAD works for an exclusive buyer's agency, he can negotiate!!!! HAPPY NEW YEAR!!
If I was in your position, I would be excited because how we market property now is so diverse. Just a few years ago, you made print ads, held open houses, talked to people, blah blah blah. Now, there are so many venues and the game is changing regularly. I believe the house sell itself, you just have to get the right eyeballs to it.
I want to enter into the real estate industry because it is a field that allows me to practice my passion of marketing on a daily basis which in turn will create success not only for myself and my clientele, but towards my company's reputation as a leader in the industry.
Well I have a question for you, if you don't mind? First what do you consider a junior sales position? Are you going to be an Agent Assistant, Marketing for an agent or are you going to want to be an agent? Ok, now are you going to be marketing for an agent, a team of agents or for the real estate company themselves? You also need to find out if you should have a real estate license since they may request you go out and solicit.
