Do a web search on tenancy rights and law in your State. It varies a lot. It may be that those faults are enough for a complaint or to permit you to break the contract bur only consider these things as a last resort. Remind your landlord that the property is unfit for habitation in the current condition (the alarms and the locks - not necessarily the termites) and ask for confirmation that these will be corrected promptly. Try to keep solid records of each and every communication in case you do need to complain BUT in your situation, it is far better to work things out, so chill a bit but do make certain that you are safe.
