Roof just installed in July 2011. Had to have the roofer back to cut some shingles near the dormer that were too long and sticking up. The roof first leaked in the living room from the high hat lights and around the casement window. Roofer came and caulked around dormer window and put holes in the j channel. Then it leaked in the bedroom. I hired a home inspector for $175 who found nothing (no water or stain in attic). Roofer couldn't find anything either but home inspector said he did something little on the roof before he got up there so I don't know the whole story. Now it is leaking again from the casement window (but not the high hat). This roof was very costly and they removed all the old plywood and replaced it with new plywood. Home inspector suspects the dormer. What recourse do we have after we have three leaks and the installer cannot find the leak?

Keep calling the company till they send the guy who can find the leak. They always have a person who's an engineer or supervisor who can do lots more than the regular repair guys they send. Like Tex person said, whoever did the work installing your new roof did not do it right. You can keep trying to get the company to fix it or If I were in your position, I would find a good lawyer. I have been doing roofing work for a long time and it sounds like to me that they did not put the flashing on properly. The only way to tell for sure is to tear off parts of the roof for inspection. I would demand that they take all the shingles off and start over WITH SOMEONE THAT KNOWS WHAT THEY ARE DOING !! All of this should be at their expense, you have already paid for the roof, now it is their responsibility to get it right and not to just patch a little here and there. Flashing around any thing that protrudes up from the roof is where at least 99% of leaks come from and if not done correctly, it is almost impossible to fix by patching.
