why does the lightning strike the lightning rod rather than the building beside it?

a lightning rod is a lenght of conducting wire that goes from the highest point in building down to the ground. if the thunder cloud has a positive charge electrons are attracted and accumulate at the top end of the rod causing it to have a high negative charge. why does it hit the rod?
